Description / Key Delivery Features:
The works involved the demolition of an existing dwelling and the construction of a new exectutive detached house and undercroft garage on a constrained site alongside the extremely busy A4067 Swansea to Mumbles thoroughfare. The building was constructed to an extremely high specification and included an underground garage, swimming pool, gymnasium, aquarium, cinema, platform lift from the subterranean garage to the second floor, grand gallery, kitchen and living rooms, numerous bedrooms with en-suite facilities.
JBHL were appointed Principal Contractor under the CDM Regulations 2015 and wholly responsible for the management of health and safety for the duration of the construction phase. This contract demonstrates our ability to undertake a challenging design and build project for a bespoke executive home built to an extremely high specification and finishing requirements. The competencies required to construct this property included earthworks, sheet piling, reinforced concrete structures, steel frame assembly, cladding, block-work, surface water and foul drainage, utility provision, highway and footpath construction, landscaping and the internal fit out of fixtures and fittings. This contract also demonstrates our ability to engage and successfully manage an extensive specialist supply chain and coordinate work activities of all the specialised trades present on site.
Our project management team worked collaboratively with the various design and supply chain partners where their knowledge, experience and learning was applied in order to provide a value engineered build solution to our client.
Challenges Met / Solutions Provided:
The site was located alongside the extremely busy A4067 Swansea to Mumbles trunk road. Our traffic management plan ensured that unimpeded traffic was maintained at all times with one way traffic site access arrangements applied. The sloping ground profile needed particular attention as well as temporary support requirements associated with adjacent property. This was achieved by a combination of sheet piling and retaining wall construction.
The nature and detailing associated with the hybrid structure required considerable care and attention in order to construct the desired building profile. Our project management team achieved the desired construction quality by applying a whole host of actions including:
Providing sample materials/panels of key products showing key interfaces and desired quality finish
Planning defects elimination for high incident defects evidenced through brainstorming of potential failure modes
Preparing site test and inspection plans, applying progressive sign off using a site tracking matrix
Controlled completion through snagging and demonstrations
Post completion handover arrangements including Building User Guide, O&M Manual and defects management
An extremely experienced project management team was deployed on this contract and they integrated effectively with our design team to ensure that learning and experience was applied through collaborative working practices.
